What documents does an HOA application require?

Most HOA and condo applications require a copy of the signed sales contract or lease, a government-issued photo ID for each applicant, and authorization for a background and credit check. Many associations also ask for vehicle, pet and occupant details. The exact list comes from each association's governing documents, so requirements differ between communities.

Who needs to submit an application?

Everyone listed on the sales contract or lease must apply, as well as any occupant age 18 or older. Married couples can usually complete one joint application; every other adult completes their own. If your community has both a master association and a sub-association and both require applications, you'll complete each one and pay both fees.

Can I apply as a company or LLC?

If the association allows it, you can apply under a company or LLC name. An individual must still be listed on the application for the background check, and that person provides the photo ID. Other documents can be submitted in the company's name. Check the association's governing documents for company-specific rules, since some communities restrict leasing or ownership by entities.

What if I can't provide a required document?

Document requirements come from the association's governing documents, not from Dommek, so only the association can grant an exception. If you can't provide something on the list, contact the management company before you submit and ask what they will accept instead. Submitting without it usually pauses the review.

Where do I get the association's governing documents?

The declaration, bylaws, rules and budget should be provided by your seller, real estate agent or landlord. If they aren't, you can usually purchase them from the association or its management company; the application portal lists where to order them.
